South Texas Land Limited Partnership (STLLP) is the owner of approximately 17,650 acres of land located in four counties in two geographic regions of Texas. The bulk of the property consists of agricultural land, including irrigated farmland, in the highly productive Texas "rice belt" in Wharton, Matagorda, and Jackson Counties. The properties also include tracts on and near the waterfront of a major shipping channel in Jefferson County in industrial Southeast Texas.
The Partnership properties are managed from its office in El Campo, Texas. Management has been based in El Campo since the early 1900’s.
Wharton-Matagorda-Jackson Counties
Acreage: Approximately 16,965 acres
Primary uses: Agricultural, including farming of rice, cotton, grain sorghum, corn, and soybeans, and cattle grazing. Potential for aquaculture.
Terrain: Level coastal plain, improved for agriculture, with scattered wooded parcels.
Acreage: Approximately 685 acres
Primary uses: Presently substantially idle, but with potential for industrial and commercial use. Leases and sales of parcels out of STLLP holdings are in marine related industrial and commercial use.
Terrain: Level coastal plain, including some filled areas and marshland. Frontage on Sabine Pass Channel linking the Beaumont-Port Arthur-Orange petrochemical industrial complex with the Gulf of Mexico.
