Jefferson County Properties

 

General Location

Jefferson County is located in the southeastern section of Texas. The eastern border of the county is the Sabine River, which is also the boundary between Texas and Louisiana. The Gulf of Mexico borders the county on the south. The STLLP properties are located within the city limits of Port Arthur, in the vicinity of the community of Sabine Pass. Much of the property has frontage on the portion of the Sabine River known as Sabine Pass, which is improved for ocean-going shipping by Sabine Pass Channel. The properties include relatively large parcels as well as platted city lots.

 

Acreage and Land Use

Total STLLP surface acreage in Jefferson County is approximately 1,056 gross acres. STLLP owns 100% surface interest in about 716 acres, and owns undivided interests in about 340 acres. STLLP's total net Jefferson County acreage is about 866 acres. About 931 gross acres (759 net acres) are contained in larger acreage tracts and about 126 gross acres (107 net acres) exist as platted city lots. STLLP's lands include a high percentage of the waterfront along Sabine Pass Channel from Texas Point, on the Gulf of Mexico, to a point about 10 miles upstream. The properties are interspersed among existing waterfront industries and facilities. Among the holdings is a tract containing about 225 acres, with about 1,800 feet of waterfront, adjacent to the Sabine Pass Port Authority dock. The commerce of the Sabine Pass area centers around marine industries, primarily the offshore drilling industry, and commercial fishing and shrimping. Most of STLLP's lands are zoned for industrial or commercial use. The properties are presently substantially idle, but much of the property has potential for future industrial and commercial use because of it's location. Numerous parcels have been sold out of STLLP's holdings in the past for use by marine oriented industries. Marshland occupies portions of the property and will inhibit development of those areas.

 

Topography

The properties are situated in a nearly level coastal region. The elevation of the natural terrain ranges from sea level at the waterfront to about four feet. Certain areas have been filled to elevations of about ten feet. The terrain includes marshland and ridges of sand and shell.
